A step-by-step guide for first-time home buyers

Buying a home is one of the biggest milestones you'll ever hit. Knowing what to expect at every step takes most of the stress out of the process. Here's how I walk clients through it, from first showing to closing day in Central Minnesota.

    Step 1

    Research

    Do you already know where you want to buy? Condo, townhome, or single-family? Which features do you like and dislike? What's actually on the market in St. Cloud, Sartell, Sauk Rapids, or St. Joseph right now? Start by looking at listings, tracking asking-price changes in neighborhoods you like, and getting a feel for what your money buys in Central Minnesota. That context is invaluable when it's time to write an offer.

    Step 2

    Decide on Your Budget

    Decide on your budget, don't just find out how much the mortgage company will lend you. Lenders often pre-approve buyers for more than they're comfortable spending. Sit down with your full household budget and figure out the monthly payment that lets you sleep at night. Factor in property taxes, homeowners insurance, utilities, HOA dues if any, and the everyday costs of owning versus renting.

    Step 3

    Get Prequalified

    Just because you feel comfortable with a payment doesn't mean the mortgage company will agree. Time on the job, credit, and past financial history all matter. Before you fall in love with a home, talk to a local mortgage professional and get prequalified. Most sellers in this market won't seriously consider an offer that isn't already backed by a prequalification letter.

    Step 4

    Choose a Real Estate Agent

    You can technically shop for a home without an agent, but there's no reason to, my services cost you nothing as a buyer. I'll help you identify properties, arrange showings, and handle the offer, negotiations, and paperwork. Just as important, I bring years of local Central Minnesota market knowledge so you're never guessing whether a listing is fairly priced.

    Step 5

    Find the Right Home

    This is the fun part. I'll set up showings of homes that fit your list and your price range. Take notes. Flip switches, open doors, run faucets. And don't limit your inspection to the four walls, drive the neighborhood at different times of day, check the parking, look at schools, commute, and how close you are to the things you actually use.

    Step 6

    Make an Offer

    When you find the one, we craft a fair offer together, grounded in comparable sales and the current market. Depending on conditions, that offer might land below, at, or above list. If a counteroffer comes back, I'll walk you through it and help you negotiate. Once both sides agree, the home moves into escrow.

  7. 07

    Step 7

    Have the Home Inspected

    Almost every offer we write is contingent on inspection. I'll help you line up a qualified inspector within days of acceptance. If there's nothing major, we roll forward. If the inspection turns up real issues, you have real options, renegotiate the price, ask the seller to make repairs, or walk away entirely.

    Step 8

    Select Your Loan

    Now you go back to your lender and lock in the loan itself: fixed vs. variable, 15- vs. 30-year, conventional, FHA, VA, or one of the first-time buyer programs common in Minnesota. Your lender will lay out the options against your specific finances, pick the one that fits your goals, not just the lowest rate on the page.

    Step 9

    Get a Home Appraisal

    Your lender orders an independent appraisal of the home. The appraisal protects everyone, the bank, the seller, and especially you, by confirming the price you agreed to actually matches the property's value.

    Step 10

    Finish Paperwork & Close

    Nobody looks forward to the paperwork, but it's how the house becomes yours. Your lender and title company will guide you through it. Once everything is signed and the loan funds, the keys are yours and it's time to move in.
